    Miscellaneous
    • Window treatments can be any color inside but must be white facing the outside.
    • Garage doors should be kept closed for security and aesthetic reasons.
    • Keeping the mullions in the windows is your choice, either all in or all out.
    • All children's toys must be taken in at night.  Please enjoy the Tot Lot.
    Landscape
    • Homeowner responsibility for landscaping around house includes planting of annual and perennial flowers, and any additional pruning needed between HOA landscape pruning schedule. Plants, bushes, and certain trees that are no longer healthy or overgrown need to be replaced or pruned by the homeowners.  
    • Any change made to the landscaping of a home must be approved by the HOA Board of Directors prior to beginning the work.  Please submit a Landscape Review Application for approval. 
     
    Architectural
    • Items listed below are often found in need of replacement, repair or clean up.      
    • Roof shingles/Gutters
    • Privacy Fence
    • Damaged shingles, siding (shingles and clapboards) and wood trim
    • Garage doors/Doors
    • Patio, deck, concrete front sidewalk/steps
    • Windows/screen repair
    • Driveway
    • Exterior lighting approved for the front entrance (Seagull #8067-71) and garage/secondary entrance (Seagull #8038-71) lights are required.
    • Any change made to the exterior of a home must be approved by the HOA Board of Directors prior to beginning the work.  Please submit an Architectural Review Application for approval.

    • The Palmer Farm speed limit is 15 mph.  Fully stop at all posted STOP signs.
    • The Community streets are narrow. For safety reasons parking is only allowed in the visitor/overflow areas or in your driveway/garage.
    • Cars parked on the driveway may not block the sidewalk. (includes visitors and contractor vehicles)
    • Personal pickup trucks may not be parked in the visitor/overflow parking.
    • NO vehicle is allowed to be parked in the visitor/overflow areas for more than 7 consecutive days. Such vehicles will be subjected to towing and the owner responsible for associated fees.

    • Maximum of two (2) pets. 
    • All pets must be carried or walked on a leash and attended by a responsible person.
    • Pets should be curbed at all times and use the grassy area between the sidewalk and street.
    • Allowing a pet on a homeowner’s property should be avoided.
    • Pet waste should be removed immediately and disposed of in the homeowner's trash receptable in their garage.
      Storing a garbage can for pet waste outside of your garage is in violation of the rules and regulations of Palmer Farm.
    • Pets are not allowed in or around the Pool, Sports Courts or Community Center.
    • No pet waste should be placed in Clubhouse Community Trash cans.
    • Pets are not permitted to disturb neighbors by loud noises or barking.
    • No pets (including cats) allowed to run loose.
    • Temporary stakes, doghouses, chains or unattended pets are not allowed.

    • Currently, trash is collected on Tuesday and Friday. Recyclables are collected on Tuesday.
    • Trash can be placed out 1 hour before dark the night before scheduled day.
    • Trash cans must be returned to the garage no later than 11:00pm the same day the trash is collected.

    • Household trash should be placed in plastic or paper bags and then into refuse container with an attached lid or double-bagged using 3 MIL minimum thickness contractor bags.
    • Placing garbage on the curb in white kitchen trash bags or disposable grocery store bags and not placed in sealed refuse container is in violation of the rules and regulations of Palmer Farm.
    • Your trash must be secure including all recyclables.
    • The containers provided by our vendor should be used. If you choose to use a different container, it must be stable and have an attached lid. 
    • Christmas trees collected during the first 2 weeks in January.
  • chevron_rightHoliday Decorations
    • Wreaths, small lights with a maximum C-7 socket size, white candles in windows are allowed.
    • Other seasonal and holiday decorations should be of natural substance, or resemble a natural substance, and be in moderation.
    • Winter holiday decorations must not be put up until the day after Thanksgiving.
    • All decorations must be removed within one week following the holiday except that winter holiday decorations must be removed by January 10.

    • The CAMCO website portal is available for your convenience to set up payment options. As a reminder all payments are due by the first of the month. There is a 15-day grace period to allow for mail delays and processing. CAMCO will charge a late fee of 10% of monthly dues if it is not processed within this time frame.
    • Payment Options:
      • Auto Draft: Our most popular payment option is ACH Auto Draft.  CAMCO will electronically debit your assessment amount on the 5th of each month.
      • eCheck or Credit Card Payment: The portal will direct you to Camco’s service called VantacaPay.  You can make a one-time payment or set up recurring payments.
